What a Local Certified Valuer Gives a Brisbane Owner

What changes when your valuer works from Eagle Street instead of sending you a template report

Certified Business Valuers on Eagle Street, Brisbane

Someone who knows Brisbane's comparable sales, how the Queensland Revenue Office approaches transfer duty, landholder duty and payroll tax, and what Queensland courts require of an expert, and who can sit down with you in person.

From A$799, With Certified Reports From Seven Business Days

The price and the steps are set out before you commit. Once your information is in, certified Summary and Detailed reports are delivered from seven business days.

Certified & Signed by a Named Valuer

Each certified report bears the signature of a credentialed valuer, in a form the ATO, ASIC, the courts and Australian lenders accept.

The Right Report for a Sale, the ATO, Financial Reporting & SMSF Loans

Each purpose matches one of the three report types. We name it on the first call instead of steering you towards the most expensive.

Understand How the Number Was Reached

On the closing call we go through the approaches, the adjustments and how they were reconciled, so you can answer anyone who asks how the figure was reached.

Written for the ATO and the Queensland Revenue Office

Prepared under APES 225 and the ATO's market valuation guidelines, and set out to stand up to the ATO, the Queensland Revenue Office and your auditor.

Frequently Asked Questions for a Business Valuation

A reasoned opinion, independent of the parties, of what a business or a shareholding is worth on a given date, drawn from the income, market and asset approaches and reconciled into one supportable conclusion.
It is when someone will test the figure: the Supreme Court of Queensland, the ATO, the Queensland Revenue Office, a lender or an opposing expert. If you only need a private planning figure, an Indicative report will do; it is for internal decision-making and is not a certified opinion for third parties.
Often, where you obtain the report for an income-producing purpose or in connection with a CGT event. Ask your tax adviser to confirm how the rules apply to you.
It usually is for a sale, a partner buy-in, an employee share scheme, a finance application or an SMSF audit: occasions where others see the figure but are unlikely to take it to court.
A program can apply a formula, but it cannot judge normalisation, risk or which comparable evidence counts, and no lender or court will rely on an unsigned printout. A person prepares each of our reports, and every certified report carries a certified valuer's signature.
Usually a Detailed report. Expert evidence in the Supreme Court and District Court of Queensland is governed by Chapter 11 Part 5 of the Uniform Civil Procedure Rules 1999 (Qld), and family law matters follow the Federal Circuit and Family Court's own rules; both expect the reasoning to be set out in full. Where a dispute is heading for mediation rather than a hearing, a Summary report is sometimes enough, and we confirm that on the first call.
It supports whatever decision prompted it: setting a sale price, resolving a dispute, answering the ATO or the Queensland Revenue Office, meeting an auditor's request, or agreeing terms with a partner or investor.
The main Australian standard is APES 225 Valuation Services. The International Valuation Standards come in where comparability across borders matters, and the ATO's market valuation guidelines govern anything with a tax outcome.
The valuer who signs holds the CFA, ABV and CBV designations, with more than 15 years in valuation, transactions and expert evidence. Each certified report bears a certified valuer's signature.
An opinion prepared and signed under APES 225 by a credentialed valuer that sets out the purpose, the evidence, the adjustments and the reasoning, so a court, the ATO, a lender or a counterparty can rely on it.
Our office is at Level 6, 123 Eagle Street in the Brisbane CBD. We act for owners throughout Brisbane, Ipswich, Logan, Redlands, Moreton Bay and Toowoomba, and take on engagements elsewhere in Australia by video.

"The fee pays for what makes a report defensible: a credentialed valuer, a full method, and a conclusion that still stands once a regulator, a judge or the other side has tested it."
